Fletcher St apartments was an extraordinary project located in the historic manufacturing district of Lowell, MA. The building that now houses this multifamily residential project was once the very first Salvation Army store in the United States as well as a longstanding community business that produced sheet metal products since 1929. NorthPoint was brought in to help rework and renovate this unique building, resulting in 11 garden/townhouse style apartments. There were many structural and environmental pre-existing conditions that had to be addressed to meet today’s building code for occupancy. The existing foundation was an exposed stone foundation supporting a balloon framed building. With careful demolition of the exposed ledge in the basement, our team was able to stabilize and reinforce the existing first floor to accommodate the load of two new floors of apartment units. The existing stone foundation caused water infiltration that had to be mitigated, slab heights were adjusted, and the existing clay sewer pipe was realigned. Due to this building being located within the Historic Preservation District, our team worked diligently with town officials to maintain aesthetic properties of the exterior building envelope, including but not limited to; siding color, trim size & profile, restoration of the exposed brick and stone foundation walls seen from the exterior, and custom windows to be an equal match to the existing historical window sizing and style. Although this project proved to be one of the most challenging multi-family residential buildings that NorthPoint has worked on, the end result was a beautiful high-end collection of apartments, with a touch of historical charm.
